A tighter part of Primary market is moving while prices stay steady
Here is the number that changes what you should do: the Real Estate Data Aggregator counted only 2.6 months of supply in ZIP 76691 for the three months ending August 31, 2026. Less supply means less competition for sellers.
That number dropped 8.7 months from the same period in 2025, according to the Real Estate Data Aggregator. That is a big shift in a short time.

Sellers did get closer to their asking price. The Real Estate Data Aggregator recorded an average sale-to-list ratio of 96.2%, up 1 point from a year ago.
Speed: most homes still take time, but some move fast

But 42.9% of homes went under contract within two weeks of listing, up 35.8 points from a year ago, per the Real Estate Data Aggregator. Priced right, some homes move fast.
Rates are a real factor right now

Nationally, the National Association of Realtors reported existing-home sales reached 3.99 million units in September 2026. Prices rose 1.3% nationally over the same period.
Even so, ZIP 76691 saw more activity, not less. Local supply and demand are driving this ZIP more than the rate alone.
