Deal of the Week sales rose even as listings slipped
Here is the one fact that changes what you should do right now. The Real Estate Data Aggregator counted 234 homes sold across Deal of the Week in the three months ending August 31, 2026, up 27.2% from a year before. Buyers are still active. Sellers: demand is real. Buyers: you have fewer choices than last year.
Freddie Mac put the average 30-year fixed rate at 7.40% as of October 8, 2026. That is the highest it has been in 35 months, according to Realtor.com. So what does that mean for you? Buyers are still closing, but every dollar of price matters more when the rate is this high.
The Real Estate Data Aggregator counted only 305 homes for sale across the four ZIP codes, down 23.6% from a year ago. New listings slipped 4.1% too. So buyers are competing for a smaller pool. That is worth knowing before you start your search.

ZIP 76655: sales up, prices dipped a little
The Real Estate Data Aggregator counted 74 homes sold in ZIP 76655, up 5.7% from a year before. The median sale price was $305,000, down 4% from last year. Prices dipped a little, but homes sold 26 days faster than the same period in 2025. Sellers who priced right got results.
The Real Estate Data Aggregator found that 23.6% of homes in ZIP 76655 went under contract within two weeks of listing, up 9 points from a year before. Not every home sold fast, but the ones priced well moved quickly.
ZIP 76691: the biggest jump in sales
ZIP 76691 had the biggest sales gain of any ZIP here. The Real Estate Data Aggregator counted 24 homes sold, up 140% from a year before. That is a big move, though the base was small. Inventory fell 45.9%, leaving only 20 homes for sale. Supply is tight.
The Real Estate Data Aggregator found that 42.9% of homes in ZIP 76691 went under contract within two weeks of listing, up 35.8 points from a year before. That is the fastest two-week pace of any ZIP in this market. Prices held flat, which tells buyers the value is still there.
ZIP 76692: more sales, a little more time to sell
The Real Estate Data Aggregator counted 63 homes sold in ZIP 76692, up 21.2%. The median sale price was $315,000, nearly unchanged from a year before, down just 0.1%. Homes took a median of 72 days to sell, 2 days longer than last year. That is a small change, not a warning sign.
Pending sales in ZIP 76692 rose 22.8%, the Real Estate Data Aggregator reported. That means more contracts are in the pipeline. New listings fell 14.3%, so buyers here face a tighter shelf than last year.
ZIP 76705: prices up, homes moving faster

The Real Estate Data Aggregator found that 40% of homes in ZIP 76705 went under contract within two weeks of listing, up 15.3 points from a year before. Nearly 1 in 5 homes sold above list price, up 9.6 points. That is real buyer competition.
What the rate means for both sides
Freddie Mac reported the 30-year fixed rate at 7.40% as of October 8, 2026. Realtor.com noted that is the highest in 35 months. Buyers feel that cost every month. Even so, the Real Estate Data Aggregator shows 234 closed sales here in just three months. Demand did not disappear.
Realtor.com also reported that for-sale inventory rose 5.4% year over year nationally. Deal of the Week went the other way: the Real Estate Data Aggregator counted inventory down 23.6% here. Local and national can tell very different stories.
- 176691 – West, TX42.9%
- 276705 – Waco, TX40%
- 376655 – Lorena, TX23.6%
- 476692 – Whitney, TX17.1%
- Sales rose 27.2% across Deal of the Week even as inventory fell 23.6% and the 30-year rate hit 7.40%.
- Buyers are active.
- Sellers have less competition than they did a year ago.
- Prices are mostly flat, with ZIP 76705 the one ZIP that saw a gain.
One street can read very differently from the whole ZIP code. If your home is on one side of a neighborhood line, your number may not match the ZIP average at all. I am happy to look at what is closest to you.
