One part of Deal of the Week moved much faster than the rest
The biggest thing to know right now: pricing still matters, but the right home in the right spot can move fast. The Real Estate Data Aggregator counted 40% of homes in ZIP 76705 (Waco) going under contract within two weeks in the three months ending August 31, 2026. That share jumped 15.3 points from the same months in 2025. Buyers in that ZIP need to be ready.
Realtor.com put the national median days on market at 62 days as of October 22, 2026. The Real Estate Data Aggregator showed ZIP 76705 at just 50 days. That is 12 days quicker than the national figure. Not every ZIP in Deal of the Week matched that pace.
How each ZIP compared on speed
Lorena (76655) had the shortest median at 47 days, 26 days shorter than a year before, according to the Real Estate Data Aggregator. But only 23.6% of Lorena homes went under contract within two weeks. West (76691) sat at 96 days. Not every home in Deal of the Week moved quickly.
Homes going under contract within two weeks
West (76691) actually led at 42.9%, up 35.8 points from a year before, per the Real Estate Data Aggregator. That is a big jump. Homes for sale in West fell 45.9% year over year. Fewer choices can push buyers to decide faster. Whitney (76692) went the other way: its two-week share dropped 9.2 points to 17.1%.
The wider picture for Deal of the Week
The Real Estate Data Aggregator counted 234 homes sold across all four ZIPs combined, up 27.2% from a year before. Homes for sale fell 23.6%. More sales and fewer listings together can tighten a market. That is part of why some homes are moving faster.
Prices: a small dip in two ZIPs
| 76655 Lorena | 76691 West | 76692 Whitney | 76705 Waco | |
|---|---|---|---|---|
| Median sale price | $305,000 | $247,500 | $315,000 | $247,500 |
| Change year over year | down 4% | unchanged | down 0.1% | up 5.5% |
| Sale to list | 98.1% | 96.2% | 96.8% | 98.6% |
Lorena's median price slipped 4%, per the Real Estate Data Aggregator. That is a real dip, not a rounding error. Waco rose 5.5%. Whitney barely moved, down just 0.1%. Prices are not all going the same direction across Deal of the Week.
What mortgage rates mean right now
Freddie Mac put the 30-year fixed rate at 7.32% as of October 22, 2026. Realtor.com reported an average of 7.40% on the same date. CNBC reported the average contract rate on 30-year fixed loans decreased to 7.41% the week of October 21, 2026. Rates are still high. That adds to the cost of any home in this market.
CNBC also reported that mortgage applications to purchase a home fell 7% for that week and were 18% lower year over year. Higher rates slow some buyers down. That may be part of why not every ZIP saw quick sales.
- In the three months ending August 31, 2026, ZIP 76705 in Waco and ZIP 76691 in West both had more than 40% of homes go under contract within two weeks, according to the Real Estate Data Aggregator.
- The rest of Deal of the Week moved slower.
- Pricing still shapes the result.
- Homes in Waco sold in a median of 50 days, well under the 62-day national figure Realtor.com reported.
- One ZIP can read very differently from the market as a whole.
These numbers cover the three months ending August 31, 2026. One street can read differently from the whole ZIP code. The numbers above are a starting point, not the final word on your home.
