One part of the Primary market is tighter even as Fort Worth prices dipped
Redfin reported that Fort Worth home prices fell 0.9% month over month in September. That is the broad picture. But inside this market, one ZIP code tells a very different story.
In West, TX (76691), the Real Estate Data Aggregator counted 24 homes sold in the three months ending August 31, 2026. That is up 140% from the same three months in 2025. At the same time, homes for sale fell 45.9%. Fewer choices, more buyers.
At 2.6 months of supply, West is the tightest ZIP in the market. The Real Estate Data Aggregator shows new listings there fell 16.7% too. Sellers face less competition. Buyers have fewer homes to choose from.
One more signal: the Real Estate Data Aggregator found that 42.9% of West homes went under contract within two weeks of listing. That share is up 35.8 points from a year ago.
How West compares with the rest of the market
The Real Estate Data Aggregator counted 852 homes sold across the full Primary market in the three months ending August 31, 2026. West's 24 sales are a small slice, but the pace there is moving faster than almost anywhere else.
The wider picture: rates and national sales
Freddie Mac put the average 30-year fixed mortgage rate at 7.32% as of October 22, 2026. The 15-year averaged 6.68%. Rates above 7% shape what buyers can afford.
Nationally, the National Association of Realtors reported existing-home sales reached 3.99 million units in September 2026. Prices rose 1.3% from a year earlier. That is a slow, steady gain, not a sharp swing.
Redfin reported U.S. home prices rose 3.8% from a year earlier in September, the fastest annual growth since June 2025. Month over month, U.S. prices were up 0.25%. Fort Worth's small dip runs against that national trend.
What this means if you own a home here
Prices dipped a little in Fort Worth, and not every ZIP in this market moved the same way. West tightened sharply. Other ZIPs, like Hillsboro (76645), saw inventory climb 70.2%.
The Real Estate Data Aggregator shows median days on market in West at 96 days, 3 days longer than a year ago. Homes are moving, but not overnight. Pricing still matters.
One street can read very differently from the whole ZIP code. The numbers above are averages. Your home's position depends on its street, its condition and its price.
- West, TX (76691) is the tightest part of this market right now.
- Inventory is down 45.9%, sales are up 140%, and supply sits at just 2.6 months.
- The rest of the Primary market is more mixed.
- Fort Worth prices dipped 0.9% month over month, per Redfin, and some ZIPs have plenty of homes for sale.
- Where your home sits in all of this depends on your specific street.
