Prices slipped in parts of this market while more homes sat longer
The one fact that changes what a homeowner should do right now: pricing matters more than it did a year ago. Redfin reported that Fort Worth home prices fell 0.9% month over month in September on a seasonally adjusted basis. Parts of this market show the same softer tone.
These numbers cover the three months ending August 31, 2026. Read them as a snapshot of that period, not today's live prices.
Where prices slipped
In ZIP 76708 (Waco), the Real Estate Data Aggregator counted a median sale price of $275,000. That is down 7.4% from the same three months in 2025. Homes there took a median of 69 days to sell, which is 18 days longer than a year before. For sellers, that gap means a price set too high will sit.
ZIP 76704 (Waco) also saw prices fall. The Real Estate Data Aggregator put the median sale price there at $145,000, down 7.9% from a year ago. That ZIP moved faster, though: median days on market was 51 days, which is 14 days shorter than a year before. Not every story in this market is the same.
In ZIP 76065 (Midlothian), the median sale price dipped 4% to $480,000, according to the Real Estate Data Aggregator. Homes there took a median of 65 days to sell, which is actually 13 days shorter than a year ago. More homes sold too: 317 in the period, up 7.8%.
Where prices held or rose
Not every ZIP slipped. In ZIP 76132 (Fort Worth), the Real Estate Data Aggregator counted a median sale price of $428,000, up 7% from a year ago. Homes there took a median of 36 days to sell, 9 days shorter than the year before. Supply fell 18.9%, which kept the pressure on prices.
In ZIP 75165 (Waxahachie), the median sale price rose 11.2% to $411,495, per the Real Estate Data Aggregator. But homes still took a median of 69 days to sell, which is 22 days longer than a year ago. Higher prices and longer waits can live in the same ZIP.
ZIP 76643 (Hewitt) saw the median sale price tick up 1.5% to $317,000. The Real Estate Data Aggregator counted 55 homes sold, up 10% from a year ago, and median days on market fell 22 days to just 39 days. That is one of the quicker paces in this market.
How ZIP codes compare
The wider picture
Nationally, Realtor.com reported that price cuts hit 20.8% of listings in September, the highest share since October 2022. That is a backdrop worth knowing. It means buyers in many markets, including this one, have more room to compare and ask questions.
Freddie Mac put the average 30-year fixed mortgage rate at 7.32% as of October 22, 2026. The 15-year rate averaged 6.68%. Rates at that level affect what buyers can afford, which in turn affects what sellers can ask.
Realtor.com also noted that mortgage rates climbed above 7% for the first time since January 2025. Active listings nationally topped 1.16 million homes in September 2026, per Realtor.com. More supply at higher rates puts more weight on price.
The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. Month over month in July, prices rose 0.3% on a seasonally adjusted basis, per the Federal Housing Finance Agency. The national trend is still positive, but parts of this local market moved the other way.
The whole market in one row
- Prices fell in some ZIPs and rose in others.
- Homes sat longer in several areas.
- Pricing a home right matters more now than it did a year ago.
- One street can read very differently from its ZIP code as a whole.
- The numbers above are a starting point, not the whole story for your address.
