Primary market has more homes for sale than pending deals
More homes are sitting on the market than there are buyers under contract. That is the one fact that changes how you should price, prepare, or shop right now.
The Real Estate Data Aggregator counted 1,299 homes for sale across the Primary market for the three months ending July 31, 2026. Pending sales came in at 961. That means supply is outpacing committed buyers. For sellers, it means your home is being compared against more options. Pricing and preparation matter more than they did a year ago.
The National Association of Realtors reported 4.9 months of supply nationally, the highest in over ten years. Realtor.com noted that 20.8% of listings carried a price cut in September, the highest share since October 2022. Those are national signals. Your ZIP code may read differently, as the numbers below show.
Mortgage rates add pressure for buyers
Freddie Mac put the average 30-year fixed rate at 7.28% as of October 1, 2026. The 15-year rate averaged 6.60%. Realtor.com reported that rates crossed 7% in late September for the first time since January 2025. Realtor.com also noted rates rose nearly 40 basis points over the four weeks before that. Higher rates shrink what buyers can afford. That slows decisions and keeps more homes sitting longer.
How months of supply varies across ZIP codes
Supply is not the same everywhere in this market. Some ZIP codes have well under four months of inventory. Others have six months or more. That difference tells sellers how much competition they face and tells buyers how much room they may have.
ZIP 76691 had just 2.1 months of supply, according to the Real Estate Data Aggregator. That is tight. ZIP 76667 had 9.4 months. Those two ZIP codes tell very different stories for sellers.
Where homes moved fastest
Days on market varied widely across the Primary market. The Real Estate Data Aggregator counted a median of 33 days in ZIP 76712 and 34 days in ZIP 76645 for the three months ending July 31, 2026. ZIP 76670 sat at 413 days. Not every home sold fast, and not every ZIP code is the same story.
Prices: a mixed picture
Some ZIP codes saw prices rise. Others dipped. The Federal Housing Finance Agency reported U.S. house prices rose 2.1% year over year between the second quarter of 2025 and the second quarter of 2026. Locally, the Real Estate Data Aggregator showed ZIP 76633 up 66.2% in median sale price, though that ZIP had only 24 homes sold, so one or two unusual sales can move that number. ZIP 76692 rose 16.3%. ZIP 76691 fell 13.4% and ZIP 76707 fell 7.2%.
New listings kept coming in
The Real Estate Data Aggregator counted 1,180 new listings across the Primary market for the three months ending July 31, 2026. Realtor.com reported that active listings nationally were up 6.3% from a year ago, the fastest pace in at least six months. More supply arriving while rates sit above 7% means buyers have more to look at but may move more slowly.
What this means for you
For buyers, 1,299 homes for sale with 961 pending deals means more choice than a year ago in many ZIP codes. You have more room to compare. For sellers, more competition means the list price and the condition of your home carry real weight. Homes in ZIP 76712 and ZIP 76645 still moved in about a month. Others took much longer. One street can read very differently from the whole ZIP code.
