Sales are still moving even with mortgage rates above 7%

Rates above 7% feel heavy. But the numbers say buyers here have not stopped. That matters whether you are thinking about selling or buying.

Freddie Mac put the 30-year fixed rate at 7.24% on October 29, 2026. That is a real cost. Even so, the Real Estate Data Aggregator counted 990 closed sales and 1,062 pending sales across this market in the three months ending August 31, 2026. Pending sales show what is coming next. Over 1,000 homes under contract is a clear sign that buyers are still active.

Realtor.com reported that price cuts hit 20.8% of listings nationally in September 2026, the highest share since October 2022. That is the country. Here, the story is more mixed, and some ZIP codes are moving faster than others.

Where homes are moving fastest

Not every home sold quickly. But some areas stood out. Look at how fast homes went under contract in the two weeks after listing.

In Elm Mott (76640), the Real Estate Data Aggregator counted half of all homes going under contract within two weeks of listing. In Mc Gregor (76657), 39% did. In Fort Worth (76132), 36.1% did, up 11.9 points from the same period in 2025. Well-priced homes in these areas are still getting chosen fast.

Prices: a mixed picture

Some prices rose. Some dipped. That is honest, and it matters for how you price.

Waxahachie (75165) saw the Real Estate Data Aggregator record a median sale price of $411,495, up 11.2% from the same period in 2025. Fort Worth (76132) came in at $428,000, up 7%. Those are real gains. On the other side, Waco (76708) dipped 7.4% to $275,000, and Waco (76704) fell 7.9% to $145,000. Prices are not all going the same direction.

Days on market: speed varies a lot by ZIP

Mc Gregor (76657) had a median of just 32 days, 17 days shorter than the same period in 2025. Hewitt (76643) came in at 39 days, 22 days shorter than a year ago. Those are meaningful improvements. Dawson (76639) sat at 145 days. One ZIP is not the whole story.

What the national picture adds

The Federal Housing Finance Agency reported that U.S. house prices rose 2.4% from August 2025 to August 2026. Month to month, they rose 0.3% in August, seasonally adjusted. This market has ZIP codes beating that, and some trailing it.

Realtor.com reported that active listings topped 1.16 million homes nationally in September 2026. More supply nationally means buyers have more choices. That is one reason pricing carefully matters more now than it did two years ago.

Supply: most ZIP codes sit in balanced territory

Most ZIP codes sit under 6 months of supply. Maypearl (76064) had just 2 months. Hewitt (76643) dropped to 3.6 months, down 0.1 months from 2025. Godley (76044) fell 3 full months year over year to 5.5 months. Morgan (76671) at 8.6 months is the outlier, and sellers there face more competition.

Sale price as a share of list price

This number tells you how close sellers are getting to what they asked. Most ZIP codes are holding up well.

Elm Mott (76640) averaged 101.9% of list price. That means sellers there got more than they asked. Riesel (76682) averaged 88.2%. That gap is wide. List price matters more in some ZIP codes than others.

In short
  1. Freddie Mac put the 30-year rate at 7.24% on October 29, 2026. Even so, the Real Estate Data Aggregator counted 990 closed sales and 1,062 pending sales here in the three months ending August 31, 2026. Buyers are active.
  2. Prices and speed vary a lot by ZIP.
  3. Pricing carefully is the clearest thing a seller can do right now.

One street can read very differently from the ZIP code around it. The numbers above are a starting point, not the final word on your home.
