Real estate, Primary market

The biggest thing to know right now: speed varies a lot by ZIP code. Realtor.com put the U.S. median days on market at 64 days for the week ending October 24, 2026. In the Primary market, the Real Estate Data Aggregator counted a median of 35 days in Woodway and 96 days in West for the three months ending August 31, 2026. That is a 61-day gap. Your pricing and prep need to match your part of the market, not the average.

How fast homes sold, ZIP by ZIP

The chart below shows median days on market for each ZIP code the Real Estate Data Aggregator tracked. The range is wide. Some areas move well under the national pace. Others sit well above it.

Woodway led the market at 35 days. That is 22 days shorter than the same period in 2025, according to the Real Estate Data Aggregator. Seagoville was close behind at 37 days, down 27 days from a year before. Lorena came in at 47 days, down 26 days.

West, at 96 days, was the slowest of the ZIP codes with a full data set. That is 3 days longer than a year before, per the Real Estate Data Aggregator. China Spring sat at 87 days and Hubbard at 88 days.

The slower ZIP codes up close

Slower does not mean nothing is selling. It means buyers have more time to decide. Sellers need to price carefully from day one.

How the whole Primary market looks

Nationally, Realtor.com reported a median of 64 days on market for the week ending October 24, 2026. Several ZIP codes here beat that pace. Several sit well above it. Knowing which side your home falls on matters when you set a price.

What mortgage rates mean for buyers right now

Freddie Mac put the 30-year fixed rate at 7.24% as of October 29, 2026. The 15-year fixed averaged 6.60%. Realtor.com noted rates near 7% for the week ending October 24, 2026, and reported they had risen nearly 40 basis points over the prior four weeks. Higher rates slow some buyers down. That can add days to a sale in ZIP codes that are already moving slowly.

Real Estate Data Aggregator, three months ending August 31, 2026. Lower months of supply and a higher share under contract in two weeks favor West despite its longer overall days on market.

One thing stands out in that comparison. West had 42.9% of homes go under contract within two weeks, higher than Woodway's 35.3%. The Real Estate Data Aggregator also shows West's months of supply at just 2.6, well below Woodway's 4.1. So West is slower overall, but homes that do sell are moving with some urgency. Pricing still matters there.
