Nationally, Realtor.com reported that 20.8% of listings had price cuts in September, the highest share since October 2022. That is the one fact every seller here should sit with. More competition means the price you pick matters more than it did a year ago.

Buyers are still showing up

In ZIP 76708, the Real Estate Data Aggregator counted 125 pending sales. That is up 20.2% from the same months of 2025. Buyers are still making moves, even with rates where they are.

Freddie Mac put the average 30-year fixed rate at 7.40% as of October 8, 2026. That is the real headwind buyers are working against right now.

Where things moved fastest

Not every ZIP moved the same way. Some areas saw homes go under contract quickly. Others sat much longer.

ZIP 76640 led the market. The Real Estate Data Aggregator found that 50% of homes there went under contract within two weeks of listing. ZIP 76657 was close behind at 39%, with days on market of just 32. That is 17 days shorter than the same period in 2025, per the Real Estate Data Aggregator.

On the other end, ZIPs 76639, 76671, 76682, 76673 and 76651 each recorded 0% of homes going under contract within two weeks. Not every home sold fast. That is honest.

In short
  1. Buyers have more options than a year ago, and many are still stepping in.
  2. Sellers who price carefully are still getting close to their list price.
  3. But the gap between ZIPs is real.
  4. One street can read very differently from the ZIP code around it.

As of October 11, 2026, that is where this market stands. One street can tell a different story from the whole ZIP code. If you want to know what the numbers say about your specific address, reach out.
