One part of Primary buy box (2) is moving much faster than another

Rates matter. Freddie Mac put the average 30-year fixed rate at 7.28% as of October 1, 2026. Realtor.com reported that mortgage rates topped 7% for the first time since January 2025. That slows buyers down everywhere. But in Primary buy box (2), some ZIP codes are still moving quickly.

Here is the one fact that changes your plan: the Real Estate Data Aggregator counted a 70-day gap in median days on market across this market for the three months ending July 31, 2026. ZIP 76657 sat at 38 days. ZIP 76044 sat at 108 days. Same market, very different pace.

The fast end: 76657 and 76643

The Real Estate Data Aggregator counted a median of 38 days on market in ZIP 76657 for the three months ending July 31, 2026. That is the fastest of any ZIP with a full data set here. More than half of homes, 51.2%, went under contract within two weeks of listing. The median sale price was $410,000, up 16.7% from the same period a year before.

ZIP 76643 was even quicker on days on market. The Real Estate Data Aggregator put the median at 26 days, down 34 days from a year before. That is a big shift. The median sale price was $327,500. Supply ticked up slightly, to 3.6 months, but buyers were still moving fast.

The slow end: 76044 and 76531

ZIP 76044 is the other side of this story. The Real Estate Data Aggregator counted a median of 108 days on market there, 12 days longer than a year before. Only 14.4% of homes went under contract within two weeks. The median sale price was $429,000, nearly flat, down just 0.2% from a year ago.

Sellers there are still getting close to list price. The Real Estate Data Aggregator put the average sale to list ratio at 98.6%. But 108 days is a long wait. Buyers in 76044 have more time and more room to talk.

ZIP 76531 also ran slow. The Real Estate Data Aggregator counted a median of 89 days on market there. The average sale price came in at 93.6% of list, the lowest ratio of any ZIP with a full data set. No homes sold above list price. Sellers there gave up more ground than anywhere else in this market.

What the wider picture looks like

Realtor.com reported that price cuts hit 20.8% of listings nationally in September, the highest share since October 2022. That lines up with what the slower ZIP codes here are showing. When rates are above 7%, buyers take longer and ask for more.

The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. Prices are not falling broadly. But the gap between a 26-day ZIP and a 108-day ZIP matters more than the national average does for your decision.

What this means for sellers and buyers

If you are selling in a fast ZIP, pricing at or near list gives you a real shot at a quick close. In 76657, the Real Estate Data Aggregator found that 20.9% of homes sold above list price.

If you are selling in a slower ZIP, the data says price carefully from the start. A home sitting 108 days is a signal to buyers that something is off. Getting the price right early matters more than cutting it later.

If you are buying in a slower area, you have more time. You can ask questions, get inspections done, and negotiate. That is not a bad position to be in.
