One part of the Primary market is moving much faster than another

Real estate, Primary market

The single most useful fact right now is this: your ZIP code may be in a completely different market from your neighbor's. The Real Estate Data Aggregator counted 852 homes sold across the Primary market in the three months ending August 31, 2026. But that total hides a wide split.

Realtor.com reported active listings up 6.7% from a year ago nationally. That sounds balanced. It is not the whole story here.

The supply gap is the number that matters most

The Real Estate Data Aggregator shows ZIP 76691 at just 2.6 months of supply. ZIP 75144 sits at 9.8 months. That is a 7.2-month gap between two parts of the same market. Sellers in a tight ZIP have less room to negotiate. Buyers in a softer ZIP have more.

The fastest ZIP: 76691

The Real Estate Data Aggregator counted 24 homes sold in ZIP 76691 in the three months ending August 31, 2026. That is up 140% from the same months of 2025. Homes for sale fell 45.9% in the same period. Supply dropped to 2.6 months.

Nearly 43 in 100 homes went under contract within two weeks of listing, according to the Real Estate Data Aggregator. That share is up 35.8 points from a year ago. Pending sales rose 50%. The median sale price held at $247,500, unchanged from a year before.

The slowest ZIP: 75144

ZIP 75144 is a different story. The Real Estate Data Aggregator shows 9.8 months of supply there. That is up 0.9 months from a year ago. Only 10 homes sold in the three months ending August 31, 2026. Homes for sale rose 10.3%.

Only 11.1% of homes went under contract within two weeks, the Real Estate Data Aggregator shows. Pending sales fell 18.2%. The median sale price was $270,750, up 13% from a year ago, but fewer buyers are active there.

Two other ZIPs worth watching

ZIP 76705 is close to 76691 in pace. The Real Estate Data Aggregator shows 40% of homes there went under contract within two weeks, up 15.3 points from a year ago. Supply is 4.4 months. The median sale price was $247,500, up 5.5%.

ZIP 76667 is at the other end. The Real Estate Data Aggregator shows 9.2 months of supply there. The sale-to-list ratio was 93.1%. No home sold above list price. That gives buyers real room to negotiate.

What rates are doing to all of this

Freddie Mac put the average 30-year fixed rate at 7.40% as of October 8, 2026. The 15-year averaged 6.73%. CNBC reported rates hit above 7.5% earlier in the week of October 3, 2026.

Higher rates slow buyers down. That pressure is real in every ZIP. But in a tight ZIP like 76691, demand is still outrunning supply. In a softer ZIP, rates give buyers even more reason to wait or ask for concessions.

The National Association of Realtors reported national months of supply at 4.9 months, the highest in over ten years. Parts of this market are tighter than that. Parts are softer.

The full market picture

In short
  1. The Primary market is not one market right now.
  2. ZIP 76691 has 2.6 months of supply and 42.9% of homes going under contract in two weeks.
  3. ZIP 75144 has 9.8 months of supply and far less urgency.
  4. One street can read very differently from the ZIP code around it.
  5. Your block may sit in a pocket that does not match the averages above.
