Nationally, Freddie Mac put the 30-year fixed rate at 7.40% as of October 15, 2026. That is a real cost sitting on top of every purchase in this market right now.

The Federal Housing Finance Agency reported U.S. home prices rose 2.6% from July 2025 to July 2026. Local prices here moved in both directions depending on the ZIP. ZIP 75165 rose 11.2% to $411,495, while 76531 fell 37.2% to $166,500, per the Real Estate Data Aggregator.

Realtor.com noted that sellers outnumbered buyers nationally. The Real Estate Data Aggregator data for this market reflects that in the slower ZIPs, where supply is higher and days on market stretched.

What this means if you are selling

In the faster ZIPs, pricing close to list and preparing the home well gives you the best shot. In 76657, homes sold at 98.6% of list on average per the Real Estate Data Aggregator.

In the slower ZIPs, pricing needs more care. In 76639, homes sold at 90.1% of list. That gap between ask and sale is worth knowing before you pick a number.

What this means if you are buying

In 76657 and 76132, nearly 1 in 4 homes sold above list. Moving quickly and making a clean offer matters there. In the slower ZIPs, you have more time and more room to negotiate.

With Freddie Mac's 30-year rate at 7.40%, every dollar of price matters more. The slower ZIPs may offer a better starting point for that conversation.
